Home Sales, Prices Up in October

Despite the pandemic, home sales are still on the rise, according to new data released by the Realtor Association of Sarasota and Manatee.

Closed sales were up by 34 percent for the month of October. 

Despite the pandemic continuing to affect Sarasota and Manatee counties, home sales are still on the rise, according to new data released by the Realtor Association of Sarasota Manatee. Closed sales are up by 34 percent among all categories of homes, and new pending sales are up by a combined 39.5 percent compared to October 2019.

Single-family closed sales increased by 48.5 percent to 766 sales in Manatee County and by 30.1 percent to 929 sales in Sarasota County, with condo sales also rising 39 percent in Manatee and 29 percent in Sarasota. The median time from listing to contract date, meanwhile, decreased, down to 18 days on the market in Manatee and 21 days in Sarasota.

The median price for sales has also continued to rise, with Manatee County single-family prices increasing 10.4 percent to $360,000 and Sarasota County increasing 20.2 percent to $345,000. Condo prices also increased by 34.2 percent to $255,000 in Manatee and 18.7 percent to $261,998 in Sarasota. For more information, click here.
