A Roundup of Every Single Downtown Sarasota Condo Project Right Now

In downtown Sarasota, from U.S. 41 to U.S 301 and Fruitville Road to Mound Street, nine condominium projects are rising or proposed, possibly adding another 717 condo units and 153 hotel rooms to the city. Most of them are high-end (construction costs hover at $500 per square foot) and unapologetically lavish. Our once low-slung coastal town with an artistic backbone is now shaping itself into something glossier, denser and more exclusive. Here’s a roundup of condos coming to town.

1. Mira Mar Project
49 S. Palm Ave., Sarasota
35 units in each tower
Height: Two towers, 18 stories
Price range: To be determined
Completion: The project must be rezoned to begin, which is likely.
In May, Sarasota City Commissioners unanimously voted to approve a comprehensive plan amendment that changes the land use designation for part of the Mira Mar property from downtown core to downtown bayfront, clearing the way for two 18-story towers behind the historic building on Palm Avenue. The developer said that the more than 100-year-old Mira Mar, which has fallen into disrepair, would be fully restored.
2. Adagio Sarasota
1360 Ringling Blvd.
167 units (100 luxury condominiums and 67 attainable rental apartments to qualify under Florida’s Live Local Act)
Height: Tower 1, 18 stories; Tower 2, nine stories

Completion: Currently under review by the city’s Development Review Committee
Adagio Sarasota is a two-tower condo that includes the site of the historic U.S. Garage building. The project is designed with an 18-story tower of high-end condominiums and a nine-story tower with workforce housing rentals, with retail and office space on the ground level. The project has drawn pushback for its scale, height and use of Florida’s Live Local Act, which incentivizes attainable housing in exchange for greater height and density. City staff have requested design refinements to reduce bulk and ensure the attainable units are seamlessly integrated.
3. 1718 Main Street Mixed-Use Project
1710–1734 Main St.
226 residential units, including 25 attainable units to qualify for Florida’s Live Local Act
Height: 10 stories
Price range: To be determined
Completion: Currently under review by the city’s Development Review Committee
The 1718 Main Street project stretches an entire block. The ground floor will have approximately 5,575 square feet of retail space, potentially housing a fine-dining restaurant. The design includes three levels of parking, a fourth-floor courtyard and pool, and seven floors of residential units above.

4. McGillicuddy Arts Plaza/Florida Studio Theatre Expansion
1265 First St., next to Florida Studio Theatre’s campus
24 residential apartments; 33 hotel rooms
Height: Nine stories
Price range: To be determined
Completion: Groundbreaking is anticipated this year.
The McGillicuddy Arts Plaza will include a ground floor mainstage with 237 seats and two cabaret theaters with 100 seats each, adding more than 24,000 square feet of performance space to the Florida Studio Theatre campus. Above the performance spaces will be residential units and hotel rooms providing short- and long-term accommodations for visiting performers and arts workers. Also included is a three-level, 135-space parking garage for patrons and staff. FST has raised more than $45 million through philanthropic contributions and the State of Florida allocated $1 million to support the project’s long-term workforce housing.

5. SOTA Residences & Hotel
1703 Main St.
35 luxury condos and 120 hotel rooms
Height: 16 stories
Price range: Approximately $1.7 million to $5 million
Completion: To be determined
SOTA will offer city and bay views, with amenities including a fifth-floor pool, rooftop sunset terrace, concierge, room service and valet. Two restaurants—one street-level and one rooftop—will be open to residents and the public. So far, SOTA is the only hotel-residence hybrid on Main Street.

6. The High Line Sarasota
1801 Main St.
142 units (126 market-rate condominiums and 16 attainable units)
Height: 11 stories
Price range: High $700,000s to under $2 million
Completion: Projected for late 2026
The High Line is a mixed-use development at the intersection of Main Street and Osprey Avenue. The project will bring 142 residential units, along with roughly 6,660 square feet of ground-floor retail space, a parking garage and additional on-street parking along Osprey Avenue for residents and retail visitors.

7. The Palm 625 Sarasota
625 S. Palm Ave.
12 units
Height: 5 stories
Price range: Starting at approximately $2.5 million
Completion: Expected in late 2026
The Palm 625 Sarasota is a mid-rise condominium with 12 residences (three units per floor, ranging from 2,115 square feet to 4,451 square feet) and above-ground-level parking. Amenities include a zero-edge, heated saltwater pool with cabanas, a sun shelf, whirlpool spa, fitness center, private meeting room and rooftop gathering area with fire pits.

8. The Edge
290 Cocoanut Ave.
27 luxury condominiums, including 4 penthouses
Height: 10 stories
Price range: Starting at approximately $3 million
Completion: Estimated for mid-2026
The Edge, located at the corner of Cocoanut Avenue and Fruitville Road, includes a fourth floor amenity area that spans 10,000 square feet and includes a pool, cold plunge and spa, infrared sauna, a fitness center with yoga studio, wine vaults, catering kitchen, pet grooming area and concierge. All units are corner residences and range from 2,084 square feet to 3,566 square feet.
9. 1260 North Palm Residences
1260 N. Palm Ave.
This spring, Sarasota City Commissioners sent 1260 North Palm Residences, formerly known as Obsidian, back to the drawing board. Commissioners sided with a resident group protesting the project’s 18-story, 327-foot height, which would have made it the city’s tallest building. The proposed building showed 14 full-floor residences, starting in the high $4 millions.
But Wait, There's More!
In addition to Sarasota’s downtown core residential and “mixed-use” projects, the city has plenty of other projects underway or in the planning process. In the Rosemary District, 14 more condominium projects are on the way, bringing roughly 1,026 units. Five new condominium projects are underway on Golden Gate Point, bringing around 120 additional units, and the Quay Commons has four more projects planned, which will add approximately 457 new units and 224 hotel rooms. If you’re counting, that’s 23 more condo towers with 1,609 more units.
