A Guide to the Downtown Sarasota Condo Boom

From the Rosemary District to Golden Gate Point and the bayfront, Sarasota’s skyline will never be the same again.

In downtown Sarasota, cranes and construction workers have become as common a sight as morning dog walkers and people heading to the office. There’s no doubt about it: We’re in the middle of a condo craze. According to Zillow, the heart of the city saw 181 condo sales close in the last 12 months, compared to just 48 for all other home types, and the roughly 12,000 current downtown residents are about to welcome 1,700 more units. From the Rosemary District to Golden Gate Point and the bayfront, Sarasota’s skyline will never be the same again.

Headed to the corner of Boulevard of the Arts and Tamiami Trail, facing Sarasota Bay, this mammoth project (pictured at top) will have dedicated remote workspaces, a 15,000-square-foot fitness area, a catering kitchen, dog sitting services, a wine room, a juice bar and a dog park. There will also be hotel rooms for resident guests. Penthouses will have private rooftops with summer kitchens and plunge pools. Units are already more than half sold.

This boutique condo project will take the place of a deteriorating, 1930s wood-frame home where copper sculptor Rubin Peacock once lived. Originally from Virginia, Peacock displayed his work at Allyn Gallup Contemporary Art while he lived in the home. He sold it to developers in 2017 for $532,000. Collage on 5th will include two two-story penthouses, patio splash pools and grilling areas.

Czech for “House of Harmony,” Villa Ballada is scheduled to break ground soon. The .29-acre lot sold to the developer for nearly $3 million. Thanks to a city overlay district that permits greater density, dozens of projects, both residential and commercial, have taken root in the Rosemary District neighborhood just north of downtown, making it one of the hottest and densest real estate destinations in Sarasota. The bottom floor will have two retail spaces.

This high-rise in the Quay Sarasota waterfront district sold out less than 12 months after the first sale was made in early 2021. Bayso amenities will include a resort-style pool, a fitness center, a club room with a catering kitchen and a private dog park. It shares the same developer, Kolter Urban, with its neighbor, The Ritz Residences Sarasota. The Delray Beach-based company also developed two other recent high-profile downtown residential projects: The Vue and The Mark.

The site was purchased by local development firm JEBCO Ventures in 2013 for just over $1 million. An amenity-dedicated floor includes a fitness center, a pet lawn and spa, a resort-style pool, a catering kitchen, a bar and grill and a yoga studio.

It was the site of the Roth Cigar Factory and DeMarcay Hotel, both two stories high and built in the early 1920s. The hotel was designated by the National Register of Historic Places in 1984, and the facades of both will be preserved and incorporated into the new structure. The hotel had an expansive view of the bay and easy access to Sarasota’s bustling Main Street. In 2016, one of our writers toured the once-glamorous then long-vacant, dusty hotel, and, in one room, spied a cardstock sign listing hotel rules, including that doors must remain open if entertaining a guest of the opposite sex.

This boutique-style condo building on the Golden Gate Point peninsula is perhaps the most humble as far as density, with one unit per floor. While the square footage remains the same, the difference as you go up is the price of a better view. En Pointe will be situated on the inside loop of Golden Gate Point, facing Marina Jack, and the terraces have wood ceilings and glass railings that are all the rage.
