An 18-Story Luxury Condo Project is Coming to the Bayfront

It's headed for the 1.6-acre parcel on the corner of Boulevard of the Arts and Tamiami Trail.

Some might say there are now too many to count. But one thing that jumped out about this high-rise luxury condominium is the inclusion of a child’s playroom. This amenity goes beyond the usual “fitness room this” and “concierge service that" we're used to seeing in luxury buildings. Slated for downtown Sarasota, One Park will also have dedicated remote workspaces, a wine room, juice bar and a dog park, responding to a new home buyer who isn’t just here to retire and chill by the pool.

“Our demographics are 35 and above so it’s family-friendly, too. Through the pandemic many parents had their kids stay with them, and remote work and school became so widespread, so we wanted to create a building that accommodated those needs," says Kim Githler of Sarasota-based developer JEBCO Ventures, which is partnering with Property Markets Group (PMG) to spearhead the project. The duo was also among applicants who recently presented a bid to the City of Sarasota Commission to build a mixed-use condominium and retail project on the Fillmore parking lot on St. Armands Circle.

Designed by Sarasota-based firm Hoyt Architects, the 18-story One Park building will "own" the corner of Boulevard of the Arts and North Tamiami Trail and be next door to the historic Belle Haven. It will face Sarasota Bay to deliver views that come with this kind of price point, which starts at $1.86 million. Fully finished one-, two-, three- and four-bedroom units will range from 2,460 to 4,100 square feet. Each unit will have 10- to 12-foot floor-to-ceiling windows, outdoor terraces with glass railings and summer kitchens.

Roughly 35 percent of the 149 residences will be priced from $2.5 to $3 million. But they may increase “after we sell between 12 and 15 units,” says Githler. 

One floor in its entirety is dedicated to amenities and will include a 15,000-square-foot fitness area, a catering kitchen and dog sitting services. There will also be five, two-bedroom hotel rooms for resident guests and 15 boat docks–the first right of refusal for those go to penthouse residents. Penthouses range from 5,480 to 7,180 square feet and will have private rooftops with summer kitchens and plunge pools.

In Sarasota, incorporating art into a new development is nothing new, but this one will have anamorphic art delivered by a projector. What's anamorphic art? Think mind-bending effects with extra depth, kinda like Dali or Escher in 3D.

Sales for One Park units launched on Thursday last week, and six units are under contract with more than 100 queued-up home shoppers signed up for Zoom presentations. One of the six penthouses is already being snapped up.

Githler says that so far the primary buyer interest is coming from locals. “We haven't really started our Northeast campaign. People are from Chicago and California, but they live here in Sarasota. Several people are from Longboat Key and the older Ritz-Carlton buildings.”

Still finalizing the purchase contract with GreenPointe Holdings, Githler expects to break ground on One Park in fall 2022 and take 28 to 30 months to complete the 900,000-square-foot building. 

In 2014, GreenPointe Holdings bought the 15-acre bayfront property for $27 million, but has since sold land to Lennar Multifamily Communities and the Kolter Group.
