Florida Realtors has released its statewide housing data report for the month of October. Closed sales of existing single-family homes totaled 18,728, up 6.5 percent over October 2012. Pending sales for existing single-family homes rose 3.5 percent over the year before. October condominium sales totaled 8,598, up 3.1 percent from October 2012. The median sales price was $169,000 for single-family homes, up 16.6 percent from 2012, and $130,000 for condominiums, up 22.1 percent from 2012. October was the 23rd consecutive month that the median sales price for homes and condos increased year-over-year. October inventory stood at 5.5 months for single-family homes and 5.6 months for condominiums.

Rose Avenue Holding, LLC has purchased 3900 Clark Road, Building B, Suites 3 and 4 from American Family & Geriatric Care, P.A. for $415,000. The new owner will move into 2,190-square-foot space after a 60-day build-out period. Eric Massey with Michael Saunders & Company handled the transaction.

 


 

Dr. Padmini Rajan has purchased a 1,500-square-foot medical office at 3900 Clark Road, Unit H-5, Sarasota, from Dr. Charles D’Amico. Rajan currently leases another unit in the complex and will move the practice to the new location after minor improvements. The office is scheduled to open by Dec. 15. Ken Hoskinson and Joe C. Hembree of Hembree & Associates, Inc. represented the seller.

 


 

Allen J. and Andrew J. Menard have purchased a five-acre tract off Simmons Road and 10th Street in Sarasota for $275,000 from 10th St. Partners, LLC. The lot is zoned RSF-2 and will be used for new houses. Lois and Domenick Falconetti have purchased the 1,062-square-foot building at 3590 Webber St. from Timothy Mercer, DMD, PA for $275,000. The building will house the second location of Domenick’s Blinds. Eric Massey with Michael Saunders & Company handled the transaction.

 


 

Florida Talk Radio has leased 2,195 square feet of office space located at 3679 Webber St., Sarasota, from Andrea, LLC. Marcia Cuttler with American Property Group represented the tenant, and Linda Emery with the Sarasota office of Sperry Van Ness Commercial Advisory Group represented the landlord.

 


 

Specialty Products & Marketing, Inc. has leased 1,966 square feet of office/retail space located at 2620 Manatee Ave. W., Suite E, Bradenton. Angela Varga with the downtown Bradenton office of Sperry Van Ness Commercial Advisory Group handled the transaction.

 


 

Dr. Sean Stringer, PLLC has leased 1,800 square feet at 1999 Lincoln Drive, Sarasota. The tenant plans to start a build-out soon and will be open for business early next year.
