office, one mile west of I-75, offers a convenient location and architectural style to prospective tenants. Developed by Jamie Carrion of Diventi Plaza, LLC, the bank, with its two-story glass atrium and palm tree gardens, was designed “to create Class A space in a lower-scaled office building,” according to architect Gary Hoyt.

Carrion purchased the vacant six-acre lot adjacent to Comcast in 2004 for $2.4 million. The bank occupies a little more than 8,000 square feet of the first floor. An additional 2,600-square-foot space is available for lease for $19.50 triple net. Upstairs, two 5,500-square-foot units are ready for build-out for the same price. 

The tract has one undeveloped outparcel that could accommodate a 12,000-square-foot building with frontage on Fruitville, but market conditions will determine what is built there.  “He [Carrion] doesn’t sell.  He builds for his own portfolio with a long-term hold,” says leasing agent Nevin Thomas.

The project architect was Bill Niblock of Hoyt Architects and the construction firm was Jon F. Swift.
