Good News Friday: Big Deals - June 6, 2014

The fully leased, 24,000-square-foot three-story Bradenton Cardiology Center at 316 Manatee Ave. W. in Bradenton sold for $5.3 million. Bob Morris of the downtown Sarasota Sperry Van Ness (SVN) office represented the buyer and SVN medical office building specialist Mark Alexander represented the seller in the all-cash deal.

 


 

Cortec Corp., a specialty chemical company based in Minnesota, purchased a 33,000-square-foot manufacturing facility at 2420 and 2430 Trailmate Drive in Sarasota’s Parkland Centre from the VanDerNoord family’s Interstate Industrial LLC for $1.4 million. The space will be used for offices, manufacturing, warehousing and will have two laboratories for corrosion research.

 


 

North Port OMV LLC of Tampa purchased 31 retail condominiums totaling 40,000 square feet from Saber-North Port LLC of Armonk, N.Y., for $5.3 million. Saber-North Port paid $2.1 million for the units in 2011.

 


 

The Gulf-front estate at 4300 Higel Ave. on Siesta Key sold for $10.25 million, making it the all-time highest residential sale on the key and the highest residential sale in Sarasota County since February 2013. The property was listed by Karen Melk and sold by Phyllis Garfinkel; both are with the Main Street office of Michael Saunders & Company.

 


 

Advanced Dental Health Services, LLC has purchased a 3,659-square-foot office space at 3920 Bee Ridge Road in Sarasota from Margaret Black for $510,000. Kevin Robbins of Harry Robbins Associates, Inc. represented the seller and Janet Lincoln of Coldwell Banker Commercial NRT represented the buyer.
