New Home Communities Come to North Manatee County

With 23,918 new homes permitted for construction, north Manatee County is booming.

Looking for a new home in north Manatee County? You have a lot to choose from.

Artisan Lakes is a master-planned development just west of I-75 off Moccasin Wallow Road. Three distinct neighborhoods are being built: the upscale single-family homes of the gated “resort lifestyle” Esplanade at Artisan Lakes and the low-maintenance townhomes of Edgestone at Artisan Lakes, both being built by Taylor Morrison; and the single-family neighborhood of Eave’s Bend being built by Meritage Homes.

Canoe Creek, a Neal Communities project (pictured at top), is a gated community  of 621 single-family homes and villas being developed off U.S. 301 in Parrish. Aimed at active lifestyles, Canoe Creek’s homeowner amenities include a clubhouse with fitness room, community kitchen, lagoon pool, pickleball courts and a dog park.

Medallion Home and Meritage Homes are building in Cross Creek, a community of single-family homes with water and preserve views at the intersection of Old Tampa Road and Fort Hamer Road, two miles north of the Manatee River in Parrish. The community offers homeowners a resort-style pool, dog park and other amenities.

Lee Wetherington Homes is developing Cypress Glen at River Wilderness, a neighborhood of 47 luxury homes within the gated country club community of River Wilderness in Parrish.

The Islands on the Manatee River is a gated luxury waterfront community on the north shore of the Manatee River. Its final neighborhood of Rio Vista Estates is now under development, with estate riverfront homesites of up to 1.5 acres. Seven of the region’s most notable custom builders are building here.

The mammoth master-planned community of North River Ranch in Parrish—slated for 6,000 homes at eventual build-out—has  kicked off its first phase. The Brightwood and Riverfield neighborhoods will contain 769 single-family homes and townhomes on 279 acres. Model homes premiered this spring. Four to five additional phases are planned over the next 20 years. Centex Homes, KB Home, Park Square Homes, Homes by WestBay, David Weekley Homes and Neal Communities will be building in this first phase; Neal Lands & Neighborhoods is the developer.

Redfish Cove is an exclusive boating enclave of six homesites directly on the Manatee River at Palmetto’s Snead Island. Homebuyers will choose their own builders, who must follow the development’s historical cottage vernacular architectural guidelines and be approved by an architectural review board. Camlin Custom Homes built the model home and has been chosen by two homebuyers to construct their residences.

Silverleaf, being developed by Neal Communities, is a gated community of 713 single-family homes and villas. It’s located between U.S. 301 and Old Tampa Road in Parrish. The clubhouse has a resort-style pool, outdoor kitchen, workout room, basketball courts, playground and two dog parks.

More than 1,100 homes—805 single-family residences and 300 multifamily apartments—are going up in the master-planned community of Trevesta, set on Lake Trevesta just east of I-75 off 69th Street East.  D.R. Horton, David Weekley Homes, Inland Homes, Lennar, M/I Homes, Park Square Homes and Pulte Homes are the builders. Prices start in the $200,000s. Amenities include a recreation center with pool, splash pad, playground and gym; an activities director onsite plans programs and events for homeowners.

Twin Rivers, is an 1,800-acre master-planned community between Gamble Creek and the upper Manatee River in Parrish. An eventual 800 single-family homes are planned here, on lots ranging from a half-acre to an acre-plus. There is a community observation deck/ fishing dock and pavilion overlooking the river, and three miles of hiking trails. Homebuyers can choose their own builders, six of whom are already at work here: Johnson Homes, McKenzie Homes, E/M Custom Homes, J. Michael Fine Homes, Maronda Homes and M/I Homes of Sarasota; CounTreeWideRealty is the developer.

Unrelated to Twin Rivers, Medallion Home's The Reserve at Twin Rivers is a gated community of 108 single-family homes in Parrish, offering seven floorplans from approximately 2,400 to 3,300 square feet.

Water’s Edge at Sanctuary Cove, being developed by WCI, a Lennar community, will be a gated neighborhood of 15 million-dollar-plus luxury homes, five of them directly on the Manatee River. It is located within the existing Sanctuary Cove community. Residents will be able to use a private marina with individual boat slips. In addition, the Sanctuary Cove Club will be an 8,600-square-foot clubhouse with resort-style pool and outdoor social space overlooking the harbor, a game room, grand room, grilling areas, fitness center, private beach, harbor walking trail and nature preserve. Several models are being offered, ranging from 3,502 – 5,621 square feet and featuring smart home automation.
