Homes don’t come on the market often in Shoreland Woods—the charming West of Trail neighborhood comprised of Old Oak Drive, Shoreland Drive, Spring Creek Drive and Wisconsin Lane—and when they do, buyers had better act quickly, says Roberta Tengerdy of Premier Sotheby’s International Realty. Lately, “If it’s priced right, it’s gone,” she says, citing the July sale of 3347 Old Oak Drive, a 3,100-square-foot pool home built in 1951 whose new owner visited the open house six days after it hit MLS, and wrote an offer on the spot for $1,057,500. Shoreland Woods is bounded on the south by Siesta Drive and on the east and west by South Osprey Avenue and Sarasota Bay. More than a dozen homes back onto the long, narrow creek for which Spring Creek Drive is named. “It’s a real neighborhood,” with lots of families, and homeowners who live there year-round, says Tengerdy, herself a Shoreland Woods resident for five years. In early September, she listed a two-bedroom, two-bath home at 1722 Shoreland Drive for sale at $449,000. Two other houses were also on the market: a Spring Creek Drive property on the creek and a one-bedroom, one-bath cottage on Wisconsin Lane that’s been on the market several months because of its tiny lot.
