A whole new generation of downtown apartments is going up, and judging by their look, Sarasota is about to add a modernist edge to its new urbanism. Sansara, which is being developed on Pineapple Avenue, is a good example. The exterior lines are clean and crisp and the interior spaces are dramatically hip and up to date. The traditional layout of the “boom era” apartments has been replaced with the open concept, and large expanses of glass are more important than ever.

Unit 801N shows us what the future holds. It’s big—2,773 square feet—with three bedrooms and three baths. The main living area is a large, loft-like space that also contains the kitchen and dining area. The master suite has exposures on three different sides, along with several enormous walk-in closets and a bath with a modern version of a freestanding claw-foot tub. Ceilings are 10 feet high, the floors are wide wood planks, and there’s an additional 460 square feet of outdoor terraces.

Sansara, designed by local architect Gary Hoyt, has a Zen-like aesthetic. Public areas feature wood, bamboo, stone and native plantings. There’s an amenity level on the second floor with a pool, spa, cabanas, fire pit and bar. Unit 801 also comes with a two-car garage.

The location, at the corner of Pineapple and Ringling, is perfect for downtown living. The bustle of Main Street is a couple of blocks away. Shops and some of the best restaurants in town are right outside your front door, along with Burns Court, with its boutiques and cinema.

And nearby, other new buildings are going up. Among them are One Palm, the Q, Aqua, ONE88, the Echelon, the Jewel (already sold out) and the Vue. The latter is hardly a boutique building, with 140 units plus a 250-room hotel. It and its counterparts are already giving the city a new skyline—and new urban density.
