Gail Bowden of Sperry Van Ness handled the $10 million sale of the 16-building, 245,000-square-foot industrial portfolio owned by the VanDerNoord family of Bradenton. The properties were purchased by Mountain Manor, Inc., based out of Luray, Va., for its 1031 Exchange after the family sold the property up north.

Mountain Manor’s John Rust has plans to retire here and purchased the buildings as an investment. Though the family will not occupy the buildings, they currently manage the locations. (Pictured above is one of the multiple properties.)

 


 

Software entrepreneur Jesse Biter acquired a 5,484-square-foot building on a 0.24-acre lot at 1401 Second St. in Sarasota for $850,000 from CRA Holding LLC. This property, along with the $2.8 million, 13,881-square-foot United Way building Biter purchased last summer, will be used to develop an apartment complex downtown.

 


 

The School Board of Manatee County has sold the former Checkers Restaurant property located next to its administration building at the corner of Manatee Avenue and First St. West for $1.4 million to Bradenton 14 LLC. The 1.6-acre property was on the market for two years before entering into a $2.07 million contract with Route 32 Investments in Cincinnati and then transferred to Bradenton 14 LLC at the reduced price. Richard Herndon of Griffin Fletcher & Herndon LLP in Cincinnati represented both Route 32 Investments and Bradenton 14 LLC.

 


 

Peter Bartys of Sperry Van Ness closed the sale of the Carlyn Estates Mobile Home Park in Palmetto for $5,280,000. The park consisted of 111 mobile home spaces with a club house. Bartys represented the sellers Big Lake Estates and Elio and Sue Covelli of Kenosha, Wis. The buyers, Park Village, LLC of San Francisco, were represented by Mike Marcu of Insite Investment Realty out of Newport Beach.
