Good News Friday: Big Deals - December 20, 2013

The Sarasota Association of Realtors has released housing data for November 2013. Median sale prices for single-family homes sold in Sarasota County were up 20.6 percent over last November, from $155,000 last November to $187,000, and up slightly from October 2013’s $185,776. The median sale price for single family for the 12-month period ending Nov. 30, 2013, was $181,700, up 23 percent over last year at this time ($147,000).

Condo prices were slightly down this November compared to last year at this time, from $160,000 to $157,750, down 10.9 percent from October 2013’s figure of $175,000.

Overall property sales stood at 760 (531 single-family homes and 229 condos), compared to 818 in October 2013 (582 and 236, respectively). In November 2012, 552 single-family homes and 278 condos were sold.

There are now 4,288 properties on the market, up from 4,032 last month. Last November, the inventory stood at 4,188 total properties on the market.

 


 

Florida Realtors also released the latest statewide housing data. Florida’s housing market reported higher median prices, more new listings and a stabilizing supply of homes for sale. November marked 24 months of consecutive gains in statewide median sales prices for both single-family homes and townhouse/condo properties.

The statewide median sales price for single-family existing homes last month was $169,900, up 13.3 percent from the previous year, according to data from the Florida Realtors Industry Data and Analysis department in partnership with local realtor boards/associations. The statewide median price for townhouse-condo properties was $131,299, up 17.2 percent over the year-ago figure.

According to the National Association of Realtors (NAR), the national median sales price for existing single-family homes in October 2013 was $199,500, up 12.7 percent from the previous year; the national median existing condo price was $199,200.
