Eagle Trace, the newest neighborhood from Neal Communities, is set to open early next month. The first phase will include 182 homesites, with additional phases planned for 2014. The company has scheduled a grand opening event, Dec. 7-8, and is currently accepting names for an early entry list. Eagle Trace, located south of S.R. 64 near Lakewood Ranch, will include a recreation center, two dog parks, a children’s playground, a tennis court and a community pool. The community will include single-family homes from Neal’s Celebration and Cove series, as well as paired villas from the Coral series. More details are available here.
Venti Holdings, LLC has purchased the 2,800-square-foot former KFC restaurant located at 5825 Derek Ave., Sarasota, from JRN, Inc for $899,000. The new owner plans to remodel the building and turn it into a Starbucks coffee shop with a drive-through window. Clint Conway with the Sarasota office of Sperry Van Ness Commercial Advisory Group handled the transaction. Conway also facilitated the sale of a 2,800-square-foot Taco Bell/Long John Silver’s restaurant in Fort Myers. That property, which has a triple net lease in place, sold for $2.5 million based on its income stream.
John Ritzenthaler has purchased 30,000 square feet of vacant land at 1760 Whitfield Ave., Sarasota, from Stearns Bank, N.A. for $60,000. Terry Eastman and Jon Kleiber of Coldwell Banker Commercial NRT handled the transaction.
The Bridge Training Facility, Inc. has leased 20,000 square feet of industrial space at 1470 Northgate Blvd., Sarasota, from RB-1. Terry Eastman and Jon Kleiber of Coldwell Banker Commercial NRT represented the landlord, and Troy Robbins of Harry E. Robbins Associates represented the tenant.
Dexter Aviation, LLC has leased 6,000 square feet of industrial space at 8326 Duffie Drive, Unit 102, Punta Gorda, from BJO Investments. Ronald Struthers CCIM of Coldwell Banker Commercial NRT handled the transaction.
The Insurance Hub, LLC has leased a 660-square-foot office suite at 4047 Bee Ridge Road, Suite D., Sarasota. Eric Massey with Michael Saunders & Company represented the owner, and Adam Doak with American Property Group represented the tenant.
